Senior Superintendent
Job Overview
Joy Construction is looking for a person who wants to apply their passion and dedication in a collaborative and progressive work environment. Senior Site Superintendents supervise all on-site construction, including scheduling subcontractors, resolving day-to-day problems on the job site, and inspecting all work during construction to ensure compliance with plans and specifications.
What you’ll be doing:
- Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion
- Implement and monitor job site safety practices/protection
- Perform quality control duties and responsibilities regarding the work is being performed
- Communicate with project team regarding RFI’s and material submittals
- Ensure that subcontractor is fully executing and complying with his contracted scope of work
- Coordinate required inspections with local jurisdictions
- Order and monitor material with Purchasing assistant
- Request and monitor building department inspections
- Identify conflicts in construction progress and communicate them to project team for resolution
- Maintain current construction plans and daily field reports/logs
- Review all shop drawings to ensure that they accurately reflect as-built conditions
- Perform job progress and completion punch list identification and completion
- Evaluate, train and directly supervise Joy Construction employees
In addition, this candidate must keep up on budget, request information from Project Manager as needed, document all time and material work, schedule and supervise pre-punch list sub meeting, and must coordinate and assist Project Manager’s with final certificate of occupancy inspections and obtaining actual certificate occupancy.
Requirements:
- Minimum of 7 years’ as a senior superintendent, experience in scheduling, ordering, field supervision and production of all phases of residential construction
- Preferably proficiency in Pro-core but not required to
- Ability to communicate clearly and concisely; both verbally and in writing
- Excellent leadership skills
- Understanding of all facets of the construction process
- Experience running large multi- unit residential projects in NYC
- NYC DOB Super License required

MEP Director
Job Overview:
Joy Construction is seeking a MEP Director who will serve as Joy Construction’s Corporate MEP subject matter expert, providing advice and guidance with respect to the mechanical, electrical, plumbing, and fire protection aspects of projects for the entire Joy Construction Portfolio, including new developments, acquisitions, capital updates, renovations, and equipment replacements with heavy emphasis on the mechanical systems.
What you’ll be doing:
- Serve as Joy Construction’s MEP subject matter expert as a technical/ consultee resource on all MEP systems
- Scope MEP trades during pre-construction
- Work with design team to bring construction drawings from inception to construction documents
- Review of mechanical, electrical, plumbing (drawings, specifications, etc.) prepared by design consultants for accuracy, code compliance, constructability, and functionality. Provide feedback, and insure appropriate documentation is implemented.
- Assist scheduling department with developing detailed CPM schedules for all MEP installation activities, including cost and resource loading
- Lead and direct the MEP coordination process to resolve all conflicts prior to start of installations
- Monitor the progress of MEP design projects, supervise onsite activities, including General Contractor and subcontractor management, ensure compliance with design, specifications, building codes, and contractual agreements.
- Create and implement a quality control program for company to be managed on the project level
- Create a reporting system to keep project executives updated of project progress
Requirements:
- Minimum of 10 years of experience in Construction/ MEP Coordination
- Good understanding of all mechanical, electrical, plumbing and low- voltage systems
- General understanding of Building Codes, Mechanical Codes, Electrical codes and Plumbing codes as they relate to construction of project
- Excellent leadership skills
- Understanding of all facets of the construction process
- Experienced dealing with MEP subcontracts and subcontractors
- Have proven track record as a Project Manager on projects with large MEP scopes
DOB Licensed Construction Site Safety Manager
Job Overview:
Joy Construction is seeking a full-time Site Safety Manager licensed by NYC DOB to be responsible for working with a Project Superintendent to ensure that policies and safety programs are being upheld in accordance with Local, Federal, and OSHA regulations. Candidates must have a positive attitude and process excellent communication and interpersonal skills to continuously develop and further enhance a culture of safety and awareness across all levels of employees.
What you’ll be doing:
- Perform daily site safety inspections, safety assessments, safety audits
- Conduct site safety orientations with on-site workers
- Maintain and compile daily, weekly, and monthly reports as per company policy & procedures
- Ensure compliance of site workers and the general public per NYC DOB Chapter 33
- Investigate all accidents & complete required paperwork as per OSHA, State, and NYC DOB regulations
- Ensure that all construction activities are preplanned in regards to safety by creating pre task plan reviews as well as pre-construction meetings
- Ensure all workers adhere to the approved site safety plans on site
- Work cohesively with construction management team on site
- Coach all workers in effective hazard identification & correction of issues
- Serve as the liaison between city and other agencies
Requirements
- 5-years of construction safety management or equivalent combination of education & experience
- Must possess Department of Buildings Site Safety Manager License and Construction Site Fire Safety Manager Certificate (S-56)
- Ability to communicate clearly and concisely; both verbally and in writing
- Practical knowledge of OSHA Rules and regulations CFR 1926, NYC DOB Chapter 33 and FDNY Chapter 14
- Working knowledge of OSHA & other regulatory agency laws, regulations, and policies
- Management, Leadership, and interpersonal skills
- Ability to read and interpret drawings and specifications
