Having acquired the site in 2013, Joy commenced construction on a 70,000 square foot hotel with grade retail in 2014. The project benefited from the acquisition of additional development rights from the Hudson Yards Business Improvement District.

The project was completed in early 2017 and operates at high occupancy and rate levels given the quality of the product and proximity to the Javits Center and Hudson Yards. The project’s grade retail was leased to the popular fast casual restaurant Fresh & Co.

The project was refinanced for $44,265,000 achieving an excellent return for sponsorship.
